Direct access to a waterfront estuary overlooking Moriches Bay in Westhampton drew our clients to this problematic, small rectangular site on Dune Road. Regulations limited the house-size, allowing only a 33’ x 47’ footprint; but they allowed for a small deck and elevated walkway through sea grasses to the water. A side entrance off the driveway serves as the main approach to this 3,200 square-foot Shingle Style cottage. Cornered dormers at 45-degree angles allow full use of the second floor while maintaining a cottage esthetic. High 9’6” ceilings and large windows overlooking the water add to the expansive sense of interior space.
