Agrarian Modern on the Bluff

Situated on a generous 2.65-acre lot, close to a bluff embankment, the house, laid out in linear fashion, takes advantage of a 10’ grade change from west to east. This allows for a third level, otherwise not allowed by Zoning Code, to access directly out the east side. The architecture, comprised of three minimal gabled forms, affords all the spaces to take advantage of the spectacular views. The materials are common to what one would see in the farming communities of the east end of Long Island: shingled wall and standing seam metal roof. While the main stair and extensive glass allows south light to flood the spaces within, it is given privacy by the slatted cedar scrim. The exposed concrete foundation is washed, exposing the pebble aggregate, giving it an appearance of a pebble strewn beach.

The landscaping (designed by LaGuardia Design Landscape Architects) is divided into two primary sections. The bluff side is terraced with a pool, porch, outdoor kitchen and shower with access to the beach below. The arrival side keeps the driveway to the east, sweeping around the house. The extensive grounds are kept park-like, with walk paths and a meditation labyrinth.

Don’t be fooled by the simplicity of materials, this house, inside and out, is very quietly sophisticated.
